Think you can save money by house-hunting on your own, and asking the seller for a discount since you're not represented by a Realtor? You'll just do the listing agent a favor by doubling his or her commission! Now they get both the buyer's and seller's commissions. You just have no representation.
Remember: A Listing Agent's job is to get the BEST price for the SELLER. If the listing agent is representing BOTH the buyer and the seller, the listing agent's agenda is STILL, to get the BEST price for the SELLER.
